Window Replacement in San Jose
Our showroom is on Lewis Road, off Monterey Road. This page covers how San Jose homes differ from one neighborhood to the next.
San Jose
A big city with very different houses
San Jose is the largest city in the South Bay and its housing stock is anything but uniform. A 1950s tract home in Blossom Valley, a custom house in the Almaden hills, and a bungalow near Lincoln Avenue each want a different replacement approach. The showroom at 180 Lewis Rd is where we specify and sell; the install happens at your house, with our own crews.

Housing stock and what it means for windows
Most of San Jose grew in waves. Central and older neighborhoods have pre-war and early post-war houses with wood frames and original sills. The flats south of downtown (Blossom Valley, Santa Teresa, Edenvale) are largely 1960s through 1980s tract homes with aluminum and early vinyl dual-pane that has reached the end of its life. The foothills carry larger custom homes with taller, wider openings. A replacement approach that fits one of these is the wrong default for the others.
Exposure and orientation
A southwest-facing wall in the flats and a shaded north wall in the hills do not take the same glass or the same sill. Afternoon sun matters most on the west side of the house; that is where Low-E choice earns its cost.
South Bay winter weather arrives from the south-southwest. That only decides a sill when the opening has little overhang.
Local notes
Things worth knowing before you order
Fogged and failed dual-pane
Seals on 20- to 40-year-old units fail quietly. Condensation between the panes is the visible sign, but the thermal loss started earlier. Often the glass can be replaced in a better frame instead of living with it.
Retrofit or full-frame
Retrofit keeps the existing frame and trim and is faster. If the frame is soft, out of square or leaking at the sill, full-frame replacement is the honest fix. We check this at the opening, not from a photo.
Stucco and trim detail
Many San Jose homes are stucco. Whether we can keep the exterior finish intact depends on the flange style and how the old unit was installed.
Permits and energy code
Window replacement in California touches Title 24 energy requirements. We spec glass packages with that in mind and explain what applies to your job. See our Title 24 and Low-E glass page.

About San Jose
San Jose began in 1777 as the Pueblo de San José de Guadalupe, the first civil settlement in California. The city that grew around it spans orchards-turned-subdivisions, Victorian-era streets close to downtown, and wildland edges in the Santa Teresa and Almaden foothills.
That range is why we write separate pages for Willow Glen and Almaden. If you are not sure which description fits your house, call and we will talk it through.
Do you have a showroom in San Jose?
Yes. The showroom is at 180 Lewis Rd, Suite 13, San Jose, CA 95111, off Monterey Road. Call ahead to confirm hours before you drive over.
Do you replace windows in all of San Jose?
Yes. That includes the flats, Willow Glen, Almaden and the foothills. Hillside and large-span openings take more planning, and we look at them in person before quoting.
Is retrofit or full-frame better for my San Jose home?
It depends on the frame. If the existing frame is sound and square, retrofit saves time and keeps your trim. If the sill is soft or the opening is out of square, replacing the whole frame is the right call. We confirm at the house.
How is pricing different here?
Pricing follows the opening: count, size, series, and whether the job is retrofit or full-frame. It is not a city surcharge. San Jose jobs are measured at your home and quoted from the Lewis Road showroom.
